HOW LONG WILL YOU TAKE TO DO MY FLOOR?
A room of average size such as a dining room or lounge will take up to a full day to repair and sand. Older properties often have floors that are slightly buckled, and it may take three goings over with our sanding machines to get them perfectly level and smooth. Modern flooring is easier. Repairs are done first in any case, as some board sections might have to be replaced and we always fill in the gaps between individual floorboards. We want a sealed, level and smooth floor before we get started on the sanding, and there may be repairs to sub-floor structures that are necessary as well.
After the sanding has been completed we’ll thoroughly clean the floor and then apply a finish to it. This will take a day to do and then you’ll need to leave the floor completely alone for a further couple of days to settle and for the finish to cure the wood properly.
If we find that extensive repairs are needed before we can sand, you may have to allow a bit more time. All this will be explained to you during your free on-site assessment, before the Reigate floor sanding and finishing team shows up.
WILL EVERYTHING GET COVERED IN DUST?
Sanding machines used to create clouds of dust even when we started out 20 years ago. But technology marches on and nowadays we use the very latest equipment, which is designed to retain almost all the dust it generates. But just to be on the safe side, the team will also seal off other rooms before they start, and when they’ve completed all the work they’ll clean up anyway, so there won’t be any mess for you to deal with.
When we do renovation work on school and commercial flooring, we work during school holidays and around normal business hours so that disruption is cut down to an absolute minimum.
CAN YOU SUGGEST THE BEST FINISH FOR A FLOOR?
You can choose any finish you like for a floor, but we’ll advise you on suitability because different finishes have their advantages and drawbacks. There’s not much to choose between wax, oil and varnish for the average domestic floor. It’s only when we renovate flooring in places like factories, restaurants and museums that it’s crucial to choose the proper heavy-duty finish necessary to withstand unusually high levels of traffic.
A wax or varnish finish will need reapplication at regular intervals, whilst an oil finish will need this done even more regularly. People choose these finishes for their different effects, though. For example, wax and varnish finishes create a seal across a floor’s surface and are popular options for spillage areas such as kitchens. The drawback is that when patches start to appear the whole floor will have to have a new coat applied because local repairs are not possible.
An oil finish on the other hand will penetrate into the wood and gives a rich golden glow, which looks great in reception areas and bedrooms. Although the floor will need to be re-oiled regularly it’s possible to do this only for the patches, as the effect will blend well with the rest of the flooring.

If when you take up a carpet your flooring looks filthy, stained and apparently beyond hope of renovation, don’t worry! That dirt is often protecting the fresh wood underneath, and when we strip off those filthy upper layers you’ll be astonished at the clean look of the wood.
